Weston is a master planned city that went up in a compressed window, mostly between 1985 and 2005, and the upper end reflects that. The estate sections are Windmill Ranch Estates, the larger parcels in The Ridges, the lake sections of The Islands, and the fairway and lake lots at Weston Hills. They share a construction era, an architectural standard and a street layout, which makes comparing two houses here much simpler than it is on the coast.
What varies is lot size, lake frontage and how much of the original house is left. My checks reflect that. I read the section’s architectural guidelines, the roof and opening history, the wind mitigation report and the full tax bill with the district assessment on it. And I say this early because it saves time: the water here is managed freshwater. It is beautiful and it does not go to the ocean. If a boat is part of the plan, Weston is the wrong city and I will tell you that on the first call.

What the architectural review committee controls
Weston associations govern roof color and material, paint, driveways, fencing, generators and landscaping. If you plan to change the outside of the house at all, read the section's guidelines during the inspection period.
Roof age and the window package on a 1990s house
Most of the city went up between 1985 and 2005, which puts a lot of houses on their second roof and their first set of shutters. The wind mitigation report, not the kitchen, is what your insurance carrier prices.
What lake frontage here actually is
Weston's lakes are managed freshwater with no route to the Intracoastal or the ocean. They are for the view and for small craft. Buyers who want dockage and boating need a different city, and I will say so early.
The district assessment on your tax bill
Weston's infrastructure was financed through special districts, so there can be a line on the tax bill beyond the county millage and the association dues. I pull the actual bill for the address so your carrying cost is complete.
Generator, propane and impact glass approvals
A whole house generator needs a permitted location, a propane tank the association will approve, and setbacks that work. It is a common upgrade here and a common source of a stop work order. Confirm the rules first.

Where are the highest asking prices in Weston?

Is Weston waterfront?
It has a great deal of lake frontage and no ocean access at all. The water is managed freshwater for views and small craft. If you want a dock and a run to the inlet, I would point you toward Fort Lauderdale rather than sell you a lake lot.
How old are the houses at this price point?
Most were built between the late 1980s and the mid 2000s, which is actually useful, because it means comparable construction and a predictable maintenance timeline. Expect to ask about the roof, the openings and the air conditioning systems.
Is there new construction in Weston?
Very little, because the city was master planned and is essentially built out. What comes to market as new is almost always a full renovation or a replacement on an existing lot. If you want a true new build, we look at neighboring cities.
What do the association dues cover?
It varies by section, and it usually includes the common areas, the gate and the landscape standards, with some sections adding amenities. The club at Weston Hills is separate. I compare dues per section side by side before you choose between two houses.
