Parkland splits cleanly in two at the top of the market. To the east there are gated communities built by single builders, most of them from the late 1990s onward, where the houses in a section share elevations, build years and a maintenance timeline. To the west there are acre and larger parcels in Pine Tree Estates and The Ranches, where every house was built individually and no two have the same story.

Those need different diligence and I run them differently. On a newer gated house I read the association documents, the district assessment on the tax bill and whatever builder warranty is still alive. On an acre lot I am reading the well and the septic report, the water test, the zoning designation for outbuildings, and the tree ordinance against whatever you plan to put on the land. Well, septic and irrigation on an acre lot

Much of Pine Tree Estates and The Ranches sits on private water and septic. Age, capacity, drain field condition and a current water test belong in your inspection period, because neither system is cheap to replace.

The community development district line on the tax bill

In several of the newer gated communities the infrastructure was financed through a district, which shows up as an annual assessment separate from the association dues. I pull the actual bill for the address.

What is left of the builder warranty

On a house finished in the last ten years, the structural warranty may still run and the roof and mechanical warranties may be transferable. Ask for the documents. It is free money that buyers routinely leave behind.

The tree preservation rules before you clear anything

Parkland regulates tree removal and replacement, which matters on a large lot where you plan a pool, a pad or an outbuilding. Check the ordinance against your site plan rather than after the equipment arrives.

Zoning for outbuildings, animals and a second structure

On the west side the parcel's zoning decides whether a barn, a workshop or a guest structure is allowed and how large it can be. I verify the designation on the specific lot, not the neighborhood.

Where are the largest lots in Parkland?

On the west side, in Pine Tree Estates and The Ranches, where acre and larger parcels are the norm and the street pattern stayed rural. The gated communities to the east are laid out on smaller, more uniform lots with shared amenities instead.

What does it cost to build a large house in Parkland?

I do not quote construction costs, because they move too fast to publish honestly. What I can do is walk the parcel with you and read the setbacks, the lot coverage limit, the tree ordinance and the permitting path, so a builder's number lands on a plan that will actually be approved.

New construction or an acre lot?

A recent gated build gives you current code, current opening protection, a young roof and possibly a live warranty. An acre lot gives you land, room for outbuildings and far fewer rules, along with a well, a septic system and a house that needs individual diligence.

How do the gated communities differ from each other?

Mostly by build year and structure. Heron Bay dates from the late 1990s and has a longer maintenance history. Parkland Golf and Country Club carries a club. MiraLago at Parkland and Parkland Bay are newer with district financing. Dues and assessments follow those differences.

Can I keep horses in Parkland?
