Fort Lauderdale has about 165 miles of navigable canals feeding one deep-water inlet at Port Everglades, and the whole luxury market organizes itself around that fact. An isle off Las Olas plays by different rules than a canal in Coral Ridge, which plays differently again than a guard-gated lot on Harbor Beach. The address changes the access, the dockage and the price all at once.
I read the water first. Before I talk about kitchens I want to know how many bridges sit between that seawall and the ocean, whether any of them are fixed, how deep the canal runs at low tide, and how wide it is for turning a boat around. Those four answers move the value of a Fort Lauderdale house more than anything inside it, and the listing remarks will almost never give them to you straight.
What to check before you buy
Every bridge between the dock and Port Everglades
Fixed or lifting, and how many. A fixed bridge caps the height of the boat that can ever reach open water from that dock, and no renovation changes it. I count them for the exact address before we talk about price.
Depth at low tide, at the seawall
Canals silt in. A dock that floats your boat at high tide can leave it sitting on the bottom at low. I check depth at the wall at low water, not the number in the listing remarks.
Seawall age, cap and tie-backs
A seawall is a structure with a lifespan. Age, cap condition and tie-back condition are all inspectable, and a replacement runs well into six figures. Caught early, it is a negotiation. Caught late, it is your bill.
Dock length, lift capacity and turning room
Usable dockage is not lot width. I measure the straight run you can actually tie to, the lift rating if there is one, and whether the canal is wide enough to turn your boat around.
Flood zone, elevation and a real insurance quote
On a waterfront lot the insurance number belongs in your math from day one. I want a bound quote inside the inspection period, based on the elevation certificate for that house.
Permits on the last renovation
Fort Lauderdale has a lot of beautifully finished houses with open or missing permits behind the finish, especially on docks, seawalls and additions. I pull the permit history before you offer.

Where are the highest asking prices in Fort Lauderdale?
They sit on Harbor Beach and the Las Olas Isles, with Seven Isles and Bay Colony close behind. All four share the same trait: deep-water lots with a short, no-fixed-bridge run to the Port Everglades inlet. Water and access set the top of this market, not square footage.
What is Millionaires Row in Fort Lauderdale?
It is a nickname, not an address, and people apply it to different stretches of the Intracoastal depending on who is talking. I would not shop by the nickname. Shop by the water: depth, dockage, and how many bridges sit between you and the ocean.
Who owns the big houses on the isles?
I do not discuss owners, and the MLS does not publish them. What I will tell you is why certain lots carry the asking prices they do: lot width on the water, dock length, depth at low tide, and a clean run to the inlet.
Which Fort Lauderdale neighborhood should I look at first?
That depends on your boat and your tolerance for a project. Bring me the length, the draft and the air draft, and I will narrow six neighborhoods to two. If you have no boat, Rio Vista and Coral Ridge give you more house per dollar than the finger isles.
Is new construction worth the premium here?
Often yes, because a house built in the last few years carries current impact glass, current elevation and a young roof, which is most of what insurance cares about. The premium is easier to justify on the water than inland.
