Hallandale Beach is a small city with an unusually layered condominium market. The barrier strip along A1A carries the oceanfront buildings. West of it, the Three Islands towers sit on made land facing the Intracoastal with marina frontage. Golden Isles runs canal streets with dockage on a low-rise scale. Then, further west, the newer Gulfstream corridor buildings trade on amenities rather than on water at all.

So the first thing I need from you is which of those four you are actually shopping, because they do not compete with each other. After that the work is the same in all of them: the milestone inspection, the reserve study, the budget, the master policy and the minutes, read before we talk about price. The finishes are the easiest part of this purchase to change and the easiest part to overpay for.

A large share of the buildings here went up in the 1970s and 1980s, which puts them past the coastal milestone threshold. Ask what phase the inspection reached, what it listed, and whether the repairs are funded or still being argued about.

What the association has already assessed, and what is queued

Two buildings on the same block can carry very different monthly numbers depending on whether the work is behind them or ahead of them. I read the last two years of minutes, not just the current budget.

Dockage rights if the building has a marina

On the Three Islands and Golden Isles side, slips can be deeded, assigned, leased or waitlisted, and the answer differs building to building. Confirm it in writing, along with the maximum length the slip takes.

The route out to open water

From a Hallandale slip the run is up or down the Intracoastal to an inlet, and there are spans in both directions. I count them for the specific building and tell you plainly what fits underneath.

Lease minimums and approval

Minimum lease length, leases per year and board approval of tenants vary widely here. If any part of your plan involves renting the unit, that section of the declaration decides the shortlist before anything else does.

How should I compare two buildings here?

Can I keep a boat here?

It made the milestone inspection and the structural integrity reserve study mandatory, and it limited the ability to waive reserve funding. In a city with this much 1970s and 1980s inventory it has separated the associations that planned from the ones that postponed.
