Davie is the rare Broward town where the upper end of the market is measured in acres rather than in water frontage. The town kept its agricultural and equestrian zoning while the county built up around it, so a search here turns up gated communities from the 1980s and 1990s on one side and parcels with barns, paddocks and trail access on the other. They are not the same purchase at all.
The land is where the diligence lives. I verify the zoning on the specific parcel, because it changes from one property to the next and it decides what you may build and what you may keep. Then the well, the septic system and the water test. Then the permit record on every structure standing on the lot. Kitchens here are the easy part. The value sits in the ground, the zoning and the paperwork behind the barn.
What to check before you buy
The parcel's actual zoning, not the neighborhood's reputation
Davie zoning changes parcel to parcel, and it decides whether you can keep horses, build a barn or add an accessory structure. I verify the designation on the specific property before you plan anything on the land.
Well, septic and what the water tests say
A lot of the acreage runs on a private well and a septic system. Age, capacity, drain field condition and a current water test all belong in the inspection period, because replacing either one is a real number.
Permits on the barn, the paddocks and the additions
Outbuildings on acreage often go up without a full permit record. I pull the history from the town so you know which structures are permitted and which ones a future buyer will ask about.
Drainage, canal maintenance and the easements
Much of west Davie drains through district canals with maintenance easements along the property lines. Those easements limit fencing and structures. The survey tells you where they run.
Flight paths and road plans near the eastern edge
North Perry Airport in neighboring Pembroke Pines and the highway corridors shape parts of town. It is easy to check and worth checking. I would rather you hear it from me than notice it on your third visit.

Where do the top-priced listings in Davie sit?
On the large acreage parcels west of Flamingo Road and in the gated estate communities such as Long Lake Estates and Stonebrook. Land area, zoning that allows animals and outbuildings, and lakefront position drive the top of this market. Check the MLS feed for today's live figure.
Can I keep horses on a Davie estate?
On the right parcel yes, and that is a large part of why buyers look here. The zoning designation and the lot size set the number of animals and the structures allowed. Tell me your plans for the land first and I will only show you parcels that permit them.
What does acreage in Davie actually get me?
Room for a barn, a paddock, a workshop or a detached guest structure, subject to zoning, and a street pattern that stays rural. What you give up is municipal water and sewer in many areas, plus a longer drive to the coast.
Gated community or acreage?
Gated gives you consistent construction years, maintained common areas and an association that keeps the exteriors uniform. Acreage gives you land and far fewer rules, along with a well, a septic system and your own maintenance. I price both against how you plan to use the property.
Is there new construction at this level in Davie?
Some, mostly as individual builds on acreage parcels rather than large subdivisions, since the land supply is limited and the zoning is protective. If a new build is the goal, I would start by finding the parcel and reading the setbacks.
