Harbor Beach estate lots The deepest water in the city and the shortest run to the inlet, behind a guard gate with a private residents beach. Lots here hold yachts that will not fit anywhere else in Broward.
Seven Isles Wide canals and a large turning basin, with a run of tear-downs rebuilt as contemporary estates since the mid 2010s. Almost every lot is on the water.
Las Olas Isles, the outer isles The isles closest to the Intracoastal carry the longest dockage and, on most, no fixed bridge to the ocean. Lot width on the water is what separates them.
Bay Colony Larger, quieter estate parcels at the north end behind a gate, with wide canals and room for a real motor court. Fewer trades here, so inventory is thin.
Rio Vista riverfront The New River blocks hold a handful of true estate parcels with deep frontage and mature oaks, minutes from downtown by water or by car.

An estate purchase in Fort Lauderdale is really a purchase of frontage. Above five million the buyers I work with are choosing between a wide lot on deep water with an older house on it and a narrower lot with a new build. The house can be replaced. The width of the water, the depth at the wall and the bridge clearance between that dock and the inlet cannot be, at any budget.

So I start at the seawall and work inward. I measure the usable tie-up, read the depth at low tide, count the bridges to Port Everglades, and pull the permit history on the dock, the wall and the last rebuild. Then we look at the house. By then you already know what the lot is worth, which is the only way I know to negotiate at this level without guessing.

Whether the dock fits the boat you actually own

At this level the boat usually arrives before the furniture. I measure the straight tie-up run, the depth at the wall at low water, the shore power service, and the turning room in the basin. A ninety foot vessel needs all four to work, not three.

The age of the last rebuild

Many estates here are 1980s or 1990s houses taken to the studs. That is fine, but the structure, the roof and the window package date from different years. I want the permit history for each, because insurance prices them separately.

Impact glass and the roof, as an insurance package

On a house this size the wind mitigation report drives a very large premium. Current impact openings and a young roof can move that number by more than most buyers expect. Get the report before you negotiate, not after.

Elevation and the finished floor height

Newer estates are often built well above the older houses beside them. The elevation certificate tells you where this one sits, and that sets both the flood premium and what a lender will want to see.

Guard gate rules and what they cover

A gated enclave has its own documents: what the gate actually staffs, who maintains the canals and the common seawall, and what architectural review will allow if you plan to rebuild. Read them before you commit to a renovation.

Survey, riparian line and the neighbor's dock

Dock encroachments are common on these canals. A current survey with the riparian lines drawn tells you what water is yours to use and keeps a cheerful handshake from becoming a dispute later.
