Where the luxury homes are
South of Fifth The southern tip of the island, facing Government Cut and the ship channel. Mostly towers built after 1997 on land that was cleared and rezoned, so the stock here is newer than the rest of South Beach.
The Art Deco blocks Ocean Drive, Collins and Washington between Fifth and Dade Boulevard. Low-rise 1930s buildings in the local historic district, where exterior work goes through the preservation board.
Mid Beach, the Collins corridor The stretch north of Dade Boulevard mixing restored 1950s oceanfront buildings with towers finished in the last fifteen years. Larger floor plates than South of Fifth.
North Beach and Ocean Terrace The northern end, largely 1950s MiMo construction, much of it now in a conservation district and moving through milestone inspections. Older buildings, bigger balconies, smaller associations.
Venetian Islands Houses rather than towers, on built islands with compact lots and dockage. The Miami Beach islands are Belle Isle, Rivo Alto, Di Lido and San Marino; Biscayne Island and San Marco Island belong to the City of Miami. Causeway spans set the clearance, so a tall boat behind one of these houses is not always possible.
Sunset Islands Four private islands off the west side of the beach with the widest lots in the city and deep water on the outer edges. Build years range from the 1930s to recent replacements.

Miami Beach is a barrier island with about ninety years of construction stacked on it, and the year a building went up tells you most of what you need to know before you tour it. South of Fifth is largely post-1997 towers. The Art Deco blocks are 1930s low-rise under preservation review. Mid Beach mixes restored 1950s oceanfront with recent construction. North Beach is mostly MiMo from the same decade, now working through its inspections.

I start with the building and finish with the residence. Milestone inspection status, the structural integrity reserve study and how it is funded, the master insurance policy and its wind deductible, two years of board minutes, and the rental rules in the declaration. Then we talk about the line, the terrace and the view. A beautiful residence inside a building that has deferred its structural funding is not a bargain, and the assessment arrives long after the negotiation is over.

Milestone inspection and where it stands

Buildings three stories and up hit a milestone inspection at the age set by the statute and the local enforcement agency, earlier for buildings near the coast. Ask whether phase one is complete, what it found, and whether the association has funded the repairs it triggered.

The reserve study and how it is funded

The structural integrity reserve study became mandatory after 2022 and the funding can no longer simply be voted away. A finished study with money behind it is the single best signal a building gives you.

Historic preservation review on the older blocks

In the Art Deco district and the North Beach conservation district, window replacement, balcony work and paint all go through review. That affects both your renovation plan and the building's timeline for its own repairs.

Rental rules, in writing

Minimum lease terms vary building to building and the city regulates short stays by zone. If income is part of your plan, I confirm what the declaration and the city actually allow before you write anything.

The line, not the floor

Two units on the same floor can face a parking deck and an open ocean. I walk the specific line at the time of day you would use it and check what is approved to be built across the street.

Storm exposure and the master policy deductible

An oceanfront building carries a wind deductible the association has to fund. How it is funded decides what lands on you after a storm, and it belongs in your numbers before you offer.

What part of Miami Beach lists at the top of the market?

Oceanfront lines South of Fifth and along the Mid Beach Collins corridor, plus the house lots on the Sunset Islands. Direct ocean frontage, wide floor plates and new construction drive the top of this market. The number on this page is live from the MLS feed.

Is a Miami Beach condo worth buying?

The right building is. Since 2022 the buildings that finished their inspections and funded their reserves look very different on paper from the ones that deferred. The documents separate them, and reading those is the work I do before you fall for a view.

Are the older oceanfront buildings a bad idea?

Not automatically. A 1950s building that has been through its inspection and paid for the work can be a better purchase than a newer one that has not started. What I avoid is a building with the repairs still ahead and nothing set aside.

What is the difference between the island's north and south ends?

Construction era, mostly. The south end was rebuilt from the late 1990s onward, so the towers are newer and the floor plates larger. North Beach kept its 1950s MiMo buildings, which means more original detail, deeper balconies and a longer repair list to read.

Should I buy a house on the islands instead?

If you want land, a dock and control of your own exterior, the Venetian and Sunset Islands are the option on this side of the bay. You trade the association's budget for a seawall, a roof and an insurance policy of your own. I will price both paths against your plan.
