Jupiter Inlet Colony A small town at the tip of the barrier island beside the inlet, with ocean block and Intracoastal block streets, compact lots and the shortest run to open water in the area.
Pennock Point and the Loxahatchee River Riverfront parcels on a peninsula upriver, with mature canopy, larger lots and a slower, no wake approach to the inlet through the river.
The A1A ocean blocks Direct ocean frontage and second row lots along the barrier island, a mix of older low rise buildings and single lot houses, governed in part by the state coastal construction line.
Abacoa A planned community inland from the river built from the late 1990s, laid out in walkable sections with consistent construction years and its own architectural standards.

Jupiter organizes itself around the Loxahatchee River and the inlet it runs out to. Admirals Cove and the Intracoastal lots sit closest to that cut with the deepest water. Jupiter Inlet Colony sits right at it on the barrier island. The river lots up at Pennock Point trade a longer, no wake approach for canopy and larger parcels. And west of the Turnpike, Jupiter Farms is acreage that has nothing to do with boats at all.

Which means my first question is whether there is a vessel, and what its length, draft and air draft are. With those three numbers I can count the fixed spans between a given dock and the inlet, check the depth at the wall at low tide, and tell you honestly whether the boat you own fits behind the house you like. If there is no boat, we look at the river lots and the acreage instead, and the whole search changes shape.

The route from the dock to the Jupiter Inlet

From most Jupiter docks the run out is through the Intracoastal or the Loxahatchee River to the inlet. I confirm there is no fixed span between the dock and the inlet for the exact address, because that sets the boat that can ever live at the house.

Inlet conditions and shoaling

The Jupiter Inlet is a working inlet with current and shoaling, and the conditions there matter to anyone running a larger vessel. It is a practical question about the boat you own, and it belongs in the decision before the offer.

What the existing dock is actually permitted for

Docks on the river and the Intracoastal are permitted structures with seagrass, setback and length constraints, and an existing dock cannot always be rebuilt at its current size. Confirm the permit, not the photograph.

The coastal construction line on an ocean lot

On the barrier island the state line and the dune system limit what can be built or rebuilt seaward. A survey with that line drawn tells you what the parcel really allows before you hire an architect.

Club membership inside the gated communities

Several of the communities here carry a mandatory club with an initiation and annual dues. Ask whether it is required, whether any part is refundable, and what the assessment schedule looks like now.

River lot or Intracoastal lot?

The river gives you canopy, larger parcels and a quieter, slower approach to the inlet. The Intracoastal gives you a shorter run and usually deeper water at the dock. Bring me the length and the draft and I will tell you which one your boat wants.

How does Jupiter compare with Delray Beach?

Jupiter is built around a river and an inlet with more gated waterfront communities and acreage to the west. Delray is denser near the water with a walkable downtown and historic districts. Different geography, different products, both worth a look.

Is there acreage in Jupiter?

Yes, west of the Turnpike in Jupiter Farms, where parcels are large, many allow horses, and most run on a private well and septic. It is a completely different purchase from a waterfront lot, and it needs a completely different inspection.
