Lake Santa Barbara sits further in but gives you a wide basin and turning room that the finger canals cannot.

I read the route before I read the house. Which spans sit between that seawall and the inlet, which of them open, how deep the canal runs at low tide, and how old the seawall is. The Hillsboro Inlet is narrow, it runs current, and it shoals. That is a practical question about the vessel you own rather than about the house, and it belongs in the decision before the offer rather than after.

Seawall age and cap condition on the older canals

A lot of the canal housing stock here dates from the 1960s and so do some of the seawalls. Age, cap and tie-back condition are all inspectable, and a replacement is a major line item you want found early.

What the existing dock and lift are permitted for

Docks, lifts and davits are permitted structures with length and setback limits, and an existing one cannot always be rebuilt as it stands. I pull the permit history rather than trusting the listing photograph.

Elevation, flood zone and a bound insurance quote

On an ocean block or a canal lot the insurance number is part of the purchase price in everything but name. I want a real quote against that house's elevation certificate inside the inspection period.
