Victoria Park waterfront homes for sale, Fort Lauderdale

Not every great Fort Lauderdale address is about the dock, and Victoria Park proves it: historic homes on curving, tree-lined streets, steps from downtown and Las Olas. But for buyers who want both, the neighborhood’s edges run to the water.

Where Victoria Park meets the water

Victoria Park sits between Federal Highway on the west and Lake Stranahan on the east, from Broward Boulevard north to Sunrise Boulevard, a little over a square mile. The original 1925 plat curved its streets around the water on purpose, and the waterfront homes today sit on three waterways: the Rio Navarro, the Karen Canal and the Middle River. There’s even a hand-launch for kayaks and paddleboards on the Rio Navarro at Victoria Park Road.

What you won’t find is one uniform kind of waterfront. Canal width, depth at the seawall and dock length change from street to street, which is why two Victoria Park homes on the water can suit very different boats.

The bridges between the dock and the ocean

For a boater, the number that matters is the lowest fixed bridge on the route out, because nothing makes it taller. These are the spans in this part of the city:

• East Sunrise Boulevard (Intracoastal): an opening bridge, about 25 ft closed, opening on the hour and half hour.
• East Las Olas Boulevard (Intracoastal): an opening bridge, about 24 ft closed, opening on the quarter hours.
• SE 17th Street (Intracoastal, toward Port Everglades): an opening bridge, 55 ft closed at mean high water.
• Middle River at Sunrise Boulevard and at Federal Highway: low fixed spans. They matter only if a dock’s route runs north under them, and if it does, they set your height limit.

The homes

Victoria Park holds roughly 30 percent of the properties on Fort Lauderdale’s map of historically significant buildings, including the city-designated Victoria Courts. On the same few blocks you’ll find early cottages, 1930s Spanish Mission homes, post-war mid-century houses, and newer contemporary homes, townhomes and condos. On the water, that means a historic home with a dock and a new build with a lift can be neighbors.
