Royal Palm Yacht and Country Club Gated canal community off the Intracoastal just north of the Boca Raton Inlet, with private dockage on most lots and a long run of 1970s houses replaced by new construction since the mid 2010s.
The Sanctuary A gated waterfront enclave on the Intracoastal north of Spanish River Boulevard, built largely in the 1980s on wide lots, with deep canals and a single controlled entrance.

Boca Raton reads in bands from the ocean inland, and each band prices on something different. East of A1A you are buying ocean frontage and the rules that come with a dune. On the canals behind the inlet you are buying dockage and bridge clearance. In the older golf communities you are buying a lot, a club and a house that is probably due for a roof. West of the Turnpike you are buying newer construction and more land, with a homeowner association that has opinions about all of it.

My first two questions here are always the same. Is there a boat, and is there a required club membership. The first sets the bridges I need to count between the dock and the Boca Raton Inlet. The second can add a meaningful annual number to a house that looked like a bargain on the listing sheet. Once I have both answers, the search usually narrows from a whole city to three or four streets.

Clearance at the Camino Real and Palmetto Park bridges

Getting from a Boca canal to the Boca Raton Inlet means passing the bridges on the way, and their clearance sets the boat that can ever live behind the house. I count them for the exact address before we discuss price.

Whether a club membership is required and what it costs

Several gated communities here attach a mandatory equity membership with an initiation and annual dues. Ask whether it is required, whether it is refundable, and what the current assessment schedule looks like.

Architectural review before you plan a renovation

The gated communities and the historically designated blocks both govern roofs, paint, windows, driveways and landscaping. Read the guidelines while you still have an inspection period, not after the architect is hired.

The coastal construction line on an ocean lot

East of A1A the state line and the dune system limit what can be built and rebuilt seaward. I pull the survey and the line location so you know what the parcel actually allows.

Roof age, opening protection and a bound insurance quote

A 1970s house behind a gate can carry a modern kitchen and an original window package. The wind mitigation report, not the finish level, drives the premium. I want a real quote inside the inspection period.

Which streets carry the highest asking prices in Boca Raton?

On the ocean blocks east of A1A and in the gated canal communities with direct Intracoastal access, chiefly Royal Palm Yacht and Country Club and The Sanctuary. Water frontage and inlet access drive the top of this market. The live number here comes from the MLS feed.

How do I choose between Boca Raton and Delray Beach?

They are different products. Boca has more gated club communities, larger planned developments west of I-95 and a yacht club market on the water. Delray has a denser walkable core and more historic construction on smaller lots. Tell me how you want to spend a Saturday.

What is different about the communities west of the Turnpike?

Newer construction, larger lots, and a stronger association structure with architectural review and often a club. You give up the run to the water and the short trip downtown. For a lot of buyers that trade is worth it.

Is an older house behind a gate a risk?

Only if you skip the reports. Many gated houses here date from the 1970s and 1980s and have been renovated inside without the roof, the windows or the electrical being brought forward. The permit history and the wind mitigation report tell you which is which.

Can I tear down and rebuild in the gated communities?

In several of them yes, and it happens regularly in Royal Palm. What controls it is the architectural committee, the setbacks and the lot coverage rules. I walk the parcel with the survey and the guidelines before you buy something you intend to replace.
