Coral Gables was laid out in the 1920s as one continuous design, and the city still protects that design. There is a Board of Architects for exterior work, a tree ordinance for the canopy, and inside the gated communities a second architectural committee with its own opinions. None of this is a reason to avoid the city. It is the reason the streets still look the way they do, and it is why a renovation here needs a timeline before it needs a contractor.
The market splits between the deep water enclaves at the south end and the inland blocks. On the water I read depth at the dock, the route to Biscayne Bay, and whether a fixed span sits in the way. Inland I read the lot, the canopy and the original construction: coral rock, hollow tile, barrel roofs and whatever a previous renovation did or did not touch. What to check before you buy
What the Board of Architects will approve
Coral Gables reviews exterior design on new work and significant alterations, down to roof material, window style, wall color and driveway surface. Bring the plan to the rules before you bring it to a contractor.
The tree ordinance on a canopy lot
Removing or heavily trimming a specimen tree is permitted work here, and the canopy is often exactly why the lot is worth what it is. Check the trees against your site plan while you can still walk away.
Original 1920s construction behind a renovation
Coral rock, hollow tile and original barrel roofs age in specific ways. Renovations frequently stop at the finishes. I want the permit record, a roof report and an inspection that gets behind the plaster.
Bay access on the south end lots
In Gables Estates, Cocoplum and Gables by the Sea the value sits in depth at the dock and whether any fixed span stands between you and Biscayne Bay. I trace the route for the address rather than trusting the enclave's reputation.
Gate and club structure inside the enclaves
Several gated communities here carry membership requirements, separate club dues and their own architectural committee on top of the city's review. Ask what is mandatory and what it costs annually.

Where are the highest asking prices in Coral Gables?

Snapper Creek Lakes and Gables Estates hold the biggest parcels, with generous lots also running through the Riviera section along the waterway. If land area is your priority rather than dockage, the inland streets usually give you more of it.
Is a 1920s house here a good purchase?
It can be excellent, with the right inspection. These houses were built of coral rock and hollow tile with barrel roofs, and they hold up when they have been maintained. The risk is a beautiful renovation sitting on systems that were never touched.
