Plantation covers a lot of ground in the middle of the county, and its upper end is not one market. Plantation Acres on the west side is acre lots, rural street pattern and zoning that allows outbuildings on many parcels. The Jacaranda golf neighborhoods in the center are 1970s through 1990s construction on fairway and lake lots. Plantation Isles is a small freshwater canal market. And the east side holds the newest gated construction in the city.
Those four ask for different questions, so I do not run one checklist across them. On the Acres I want the well, the septic, the water test, the zoning designation and the drainage easements on the survey. On a golf house I want the roof age, the opening protection and the permit record behind the renovation. On a canal lot I want lot width and setback, and I want to be clear with you that the water does not go to the ocean. Tell me which one fits and the list gets short.
What to check before you buy
Whether the parcel is on city water or a private well
Parts of Plantation Acres run on well and septic. Age, capacity, the drain field and a current water test belong in the inspection period, and they are easy to overlook on a house that shows beautifully.
The zoning on an Acres parcel
Acre lots here carry different designations, and they decide whether a barn, a workshop or a second structure is allowed. I verify the specific parcel with the city rather than relying on what the neighbors have built.
Roof, openings and air conditioning on a 1970s golf house
Jacaranda and the older golf blocks have a lot of renovated interiors over original systems. The wind mitigation report and the permit record tell you what has actually been replaced and what has only been refinished.
What canal frontage in Plantation Isles includes
These are freshwater canals with no route to the Intracoastal, so the value is the view, the lot width and the setback, not dockage and ocean access. I say that early so nobody tours with the wrong expectation.
Drainage district easements on the larger lots
Canal maintenance easements run along many west side property lines and they limit fencing, structures and landscaping. The survey shows exactly where, and that matters before you design a pool or a pad.
Plantation luxury questions
Where do Plantation's top-priced listings sit?
On the acre parcels in Plantation Acres and in the gated communities such as Hawks Landing and the newer construction on the east side. Land area, gated access and recent build years drive the top here. This figure updates straight from the MLS feed.
Is Plantation waterfront?
There is canal and lake frontage, all of it freshwater with no connection to the Intracoastal or the ocean. Plantation Isles is the most concentrated canal market. If you want a dock and a run to the inlet, this is not the city and I will say so.
Which neighborhood has the largest lots?
Plantation Acres, by a wide margin, where acre and larger parcels are the norm. Old Plantation and parts of Jacaranda have generous lots too, but on a suburban grid rather than the rural street pattern you get on the west side.
Is there new construction at this price point?
Some, mainly on the east side and as individual replacements on Acres parcels. The city is largely built out, so most new inventory at this level is either a recent gated build or a full rebuild on an older lot.
Why do buyers choose Plantation over the coastal cities?
Land and position. You get more lot and a central location with quick access in every direction across the county. What you give up is ocean access and the salt air premium that comes with it.
