Where the luxury homes are
El Cid A designated historic district on the lagoon south of downtown, full of 1920s Mediterranean revival and mission style houses on narrow lots, with a handful of direct waterfront parcels along Flagler Drive.
Flamingo Park Another 1920s district a few blocks inland, laid out on a grid of small lots with bungalows and mission houses. Exterior work here goes through historic review.
SoSo, south of Southern The blocks between Southern Boulevard and Belvedere, mixing 1920s houses with 1950s ranches and recent replacements. Closer to the Southern Boulevard bridge to the island than anything else on this list.

West Palm Beach is a mainland city built facing an island, and the closer you get to the Lake Worth Lagoon the older the houses become. El Cid, Flamingo Park, Prospect Park and Southland Park all date from the 1920s land boom and all four are designated historic districts. Go a few blocks further and you pick up 1950s ranch construction in SoSo. Go west past I-95 and you are into gated communities from the 1990s onward on much larger lots.

Those two ends of the city need different diligence. On a 1920s house I want the permit record, an inspection that gets into the wiring and the drain lines, the district guidelines for anything you plan to change, and a bound insurance quote that accounts for what you are and are not allowed to install on the openings. On a newer gated house out west I am reading the association documents and the club structure instead. Tell me which version of this city you want and the search gets short quickly.

El Cid, Flamingo Park, Prospect Park and Southland Park are designated districts. Windows, roofs, porches, additions and demolition go through review. That is workable if you plan for it and painful if you do not.

The real condition behind a 1920s finish

These houses often have original wood windows, older wiring, cast iron drain lines and a roof structure built for a different code. A renovated kitchen tells you nothing about any of it. I want the permit record and a full inspection.

Opening protection when replacement glass is regulated

In a historic district you cannot always swap in modern impact windows, which affects both storm protection and your insurance rating. There are approved approaches. Find out which ones apply before you price the premium.

What the lagoon frontage actually allows
