Most of the market lives inside gated, master-planned communities, which is why school assignments and HOA rules matter as much as floor plans here. It's about 30 minutes to the coast, with the Sawgrass Expressway (SR 869) linking to I-75 and Florida's Turnpike.
The honest trade-offs: there's no local public transit, so the city is fully car-dependent, and nightlife is minimal compared to Fort Lauderdale or Miami. Parkland is peaceful and low-density on purpose. And like all of South Florida, it carries an extreme hurricane wind rating, so roof age, construction, and insurance history are part of the diligence, not the fine print.
