Living in Hialeah
Hialeah covers about 20 square miles of northwest Miami-Dade, with its newer neighbor, Hialeah Gardens, on its west side. It is a city of established neighborhoods, busy commercial corridors like West 49th Street and Okeechobee Road, and a few landmarks with real history.
Getting around is the city's quiet strength. I-75, the Palmetto Expressway (SR 826), the Turnpike extension and Okeechobee Road all run through or along it. And unlike most of South Florida, you can ride rail: the Metrorail Green Line stops at Hialeah and Okeechobee stations, and Tri-Rail stops at Hialeah Market, the next station north of Miami Airport.
Okeechobee Road itself is being rebuilt. FDOT's project runs from east of NW 87th Avenue through Hialeah, Hialeah Gardens and Medley, with completion estimated in 2030, so expect construction along that corridor for a while.
Homes and landmarks: an established city, and a newer neighbor.
Hialeah's housing has a long history. The median home was built in 1975, about 40 percent before 1970, and the 1950s and 1960s were the busiest decades. About 38 percent of homes are detached single-family and about 10 percent are townhome-style. That's a lot of established homes on real lots, which is exactly why the inspection matters as much as the price.
The landmarks give the city its anchors. Hialeah Park, listed on the National Register of Historic Places since 1979, is the historic racetrack and Audubon bird sanctuary whose flamingos became a symbol of the city. Amelia Earhart Park, a 515-acre Miami-Dade park with five lakes, is close by. Milander Park on Palm Avenue has a pool and fields, and Westland Mall anchors West 49th Street.
Want something newer? Hialeah Gardens is its own city, just west, between Okeechobee Road and the Turnpike. Its median home was built in 1992, and most of it went up in the 1990s under a master plan. I search both, because the right home might be one city line over. See Hialeah Gardens homes for sale.
What I check on an older Hialeah home.
The bones. On a 1950s or 1960s home, I want the roof age, the electrical panel, the plumbing, and the permit history before you fall in love. Those four items drive both the repair budget and the insurance quote.
The paperwork behind any extra space. Added rooms and converted garages are common in older neighborhoods everywhere. Hialeah's Housing Element says the city will explore legalizing accessory units, which is a direction, not a rule yet. So if a listing counts on a rental unit, I verify with the city what is actually permitted at that address before it shapes your offer.
Flood and insurance. Hialeah holds a FEMA Community Rating System Class 7 rating, a 15 percent discount for policies in the flood zone. The exact zone, the elevation, and the insurance history of each home decide your real monthly cost, and I pull them every time.

What people ask about Hialeah.
What kind of homes are for sale in Hialeah?
Mostly established single-family homes, plus townhomes and condominium buildings. Hialeah's housing is older than much of South Florida: the median home was built in 1975, and about 40 percent were built before 1970, with the 1950s and 1960s as the biggest decades. That means real lots and solid neighborhoods, and it also means roof age, electrical, plumbing and permit history matter on every showing.
Is Hialeah Gardens the same city as Hialeah?
No. Hialeah Gardens is its own city, incorporated in 1948, just west of Hialeah between Okeechobee Road and the Turnpike. It is newer: the median home there was built in 1992, and much of it was built out in the 1990s under a master plan adopted in 1968. If you want newer construction near Hialeah, it belongs on your list.
Can I get to Miami without a car from Hialeah?
More easily than from most of the county. The Metrorail Green Line has the Hialeah and Okeechobee stations, plus the Tri-Rail transfer station, and Tri-Rail stops at Hialeah Market, the next station north of Miami Airport. Ask me which listings sit within reach of a station.
Do homes in Hialeah need flood insurance?
It depends on the exact address. Hialeah participates in FEMA's Community Rating System at Class 7, which gives a 15 percent flood-insurance discount on policies in the Special Flood Hazard Area. I check the flood zone, elevation and insurance history for every home before you write an offer.
Can I buy a Hialeah home with an extra unit and rent it out?
Be careful here. The city's 2025 to 2045 Housing Element says Hialeah will explore legalizing accessory units, but that is a policy direction, not a settled rule, and Miami-Dade's own ADU ordinance applies to unincorporated county land, not inside the city. Before you count on any rental income, I verify with the city what is permitted at that exact address.
