New Construction Homes in Broward County
Brand new homes, townhomes, and condos across Broward and South Florida. I represent you, not the builder, from the first model visit to the final walkthrough.
Calls returned within 1 hour. Texts, usually minutes.
The Builder Has a Team. You Should Too.
Walking through a model home is fun. Everything is fresh, the furniture is perfect, and the upgrades are on display. My job is to make sure the excitement doesn't cost you money.
When you buy new, the sales rep, the contract, and often the lender all come from the builder. I'm the one person in the deal who works only for you. I help you understand what's included, what's an upgrade, and which terms are worth asking about before you sign.

Text me first. It really matters.
Many builders only work with your agent if I'm registered on your very first visit. If you walk in alone and sign the guest card, you may lose the chance to have me on your side.
A quick text before you go is all it takes. I'll register you, and if you like, I'll come along to the model with you.
What I Check Before You Sign a Builder Contract
Builder contracts look simple, but the details decide how smooth your build will be. Here's what I walk through with every buyer.
| Item | Why it matters |
|---|---|
| Deposits | How much is due and when, and whether it's held in escrow or can be used by the builder. |
| Completion date | Builder dates are often estimates. We look at what happens if the home runs late. |
| Upgrades and design center | Upgrades add up fast. We decide which ones add value and which you can do later for less. |
| HOA, CDD, and fees | Some communities carry special district fees on top of HOA dues and taxes, which change your monthly payment. |
| Lot and flood zone | The lot, its elevation, and its flood zone affect insurance and resale down the road. |
| Warranty | What's covered, for how long, and how to file a claim, all in writing before closing. |
Thinking about a new condo tower instead? Pre-construction condos have their own rules and timelines, and I'm happy to walk you through them. If you're selling your current home to buy new, my page on selling a home in Broward County explains how I time both sides.

Questions I Hear About Buying New
Do I need my own agent to buy a new construction home?
You don't have to have one, but I really think you should. The friendly sales rep in the model works for the builder, and the contract they hand you is written to protect the builder. When I represent you, I'm only on your side. I read the contract with you, push back on the terms that matter, and keep an eye on the build until closing.
Does it cost me more to bring my own agent to a builder?
In most cases, no. Many builders pay the buyer's agent out of their own marketing budget, and the price of the home is usually the same either way. The catch is timing. A lot of builders only work with your agent if I'm registered with you on your very first visit, so please text me before you walk into a sales center.
Should I still get a home inspection on a brand new house?
Yes! New doesn't mean perfect. I recommend an independent inspection before the drywall goes up and again before your final walkthrough. The city or county inspector checks for code, but your own inspector is there to catch the small things that are much easier to fix before you move in.
Do I have to use the builder’s lender?
Usually not, but builders often tie their best incentives to their preferred lender, like help with closing costs or a rate buydown. I'm not a loan officer, so I connect you with a lender I trust to run a side by side quote. Then we compare the real numbers and pick what saves you the most.
Is there much new construction in Weston and Broward County?
Broward is mostly built out, so brand new homes are not as common as they are farther north or out west in other counties. What you will find are smaller new communities, townhomes, rebuilds on existing lots, and new condo towers near the coast and downtown Fort Lauderdale. Weston itself has very few new homes, so I often widen the search to nearby cities. The search on this page is a great place to start, and I can help you sort through it.
Found a new build you like?
Text me before you visit the sales center so I can register with you. I'll help you compare the builders, the incentives, and the contract, in English or Spanish.
